BOOMI: a floor plan from a plain-English description.
Describe a home in everyday words, and BOOMI returns a dimensioned floor plan you can open and edit in most CAD software. It was built at KAKI, Divyesh Bine’s previous company.
The problem
Drawing the first version of a floor plan is slow, skilled work. KAKI wanted a person to be able to say what they need, such as three bedrooms, a pooja room and a utility area, and get a sensible first draft to refine.
It also had to know Indian homes: the rooms they have, what those rooms are called and how they are usually arranged.
What KAKI built
Three parts, each doing the job it is good at:
- A language model reads the description and writes a structured list of the rooms and how they connect. It comes in two sizes, 7 billion and 1.5 billion parameters, fine-tuned from Qwen2.5-Coder.
- A constraint solver lays the rooms out. It is ordinary code, not AI, so every wall and room is measured and checked rather than guessed.
- The result is a DXF drawing that opens in most CAD software, where an architect or the owner can keep working on it.
KAKI also built the training data, from public floor plans and Indian housing records. The part made from public plans is published; the rest is not.
Why it was built this way
AI is good at understanding what someone wants and poor at exact geometry. So the model only writes the list of rooms, and the measuring is done by ordinary code that follows exact rules. That is how we use AI for clients too: for the part it helps with, and nowhere else.
What it does not do
BOOMI drafts plans for a person to refine. It does not produce approved or buildable designs, and it does not replace an architect.
Where it is now
The floor-plan models and the public part of their training data were released on Hugging Face in June 2026, under the Apache 2.0 licence. That includes a 1.65 GB version for running on your own machine.
What this means for your project
If people in your business turn descriptions, documents or forms into something structured by hand, a model like this may save them time. On a free 20-minute call we will tell you whether it would, and what we would build if it would.
